Mortgage Solutions for Permanent or Seasonal, Full-time or Part-time Employees

Employed borrowers are generally asked to provide the following documentation:

  • Up to date letter of employment, stating your position, length of employment (including probationary period if applicable), Salary amount or your hourly rate with guaranteed hours
  • 2 recent pay slips (you may be required to provide bank statements showing your pay being deposited)
  • Most recent T4 tax sleep or Notice of Assessment (employees that receive over time, bonus, or commission are asked to provide the last 2 years of the above noted documents)
  • T1 General (if applicable – could be required for 2 recent tax years) – for borrowers that have rental, investment, or other income that should be considered for the mortgage eligibility
  • Down payment – generally 90 days (could be 30 days also) of banking or investment history to show the source of your down payment. Depending on the composition of your deposits, you may be required to provide further proof.
